Just How Much Will My Anticipated Project Cost? Setting Realistic Expectations For Your Outdoor Living Space Addition.

The team at Deck Plus strives to create the ultimate outdoor living space for each of our clients. No matter how small or expansive the project is, we want to deliver the ideal porch, patio, or deck to suit your needs and budget. With this in mind, it is often difficult when a homeowner comes to the table with an unrealistic idea of what they think their project will cost only to be disheartened by its actual cost.

Outdoor living space cost is something we deal with every single day. It is part of our job.  From material and labor, amenities, demolition, finish services such as painting, electrical and more, we are up to date with the latest projections and know down to the penny what a project will cost. In today’s current market, materials prices fluctuate on a day-to-day basis. We don’t expect homeowners to know what every element of a project will cost, however, spending a little time and doing your due diligence beforehand will prevent sticker shock when it comes time to get serious about the space you have in mind.

How Much?

Keep in mind, the size, shape, and height of your project will play a significant role in determining its cost. These factors, paired with the specific costs of materials you choose, will dictate the final cost.

1. Size – this factor is pretty self-explanatory – obviously, a bigger project will take more materials and more time to build than a small-scale structure. For example, a traditional pressure-treated wooden deck would cost less than a multi-level Trex low-maintenance deck with picture framing details and a custom rail. What may be less obvious is that small projects often cost more per square foot due to inefficiencies. During our personalized design consultation, Deck Plus will discuss how you plan to use the space, and even what type/size furniture you plan to put in the space. These questions will enable us to design a space that fits your needs spatially. One that will ultimately bring you the most value and enjoyment.  Our objective is to design something that will meet your needs. We don’t want to build something bigger (more costly) than you need or smaller (inadequate) for your planned use.

2. Project location – believe it or not, where you choose to place your structure(s) can affect the cost of a project in ways that you may not consider. Your project can be affected by your soil conditions, underground services, property setbacks, cantilevers, second-story windows, and existing roof lines, among other factors. How these elements affect your structure may affect the desired location of your addition. Your experienced Deck Plus design consultant will help you identify these situations during the design phase so you are not surprised with unplanned costs during construction.

3. Material choices – the materials you select will dramatically impact your outdoor living space cost. We will discuss and explain the material choices available for your project. We will guide you in the direction of the materials that best meet your needs while still staying within your budget.

4. Amenities – just like when purchasing a new car, all those bells and whistles you add into your outdoor living space will affect the final cost as well. Things like lighting, railing choices, built-in benches, planters, shade structures, and electrical/gas connections all go into the final design of your project — and influence the final price. Your design consultant will help you come up with a unique and functional design that is aesthetically pleasing and still fits within your budget.

5. The Right Builder – who you choose to build your project may be one of the most important parts of your decision process. It is possible you may be able to find someone to build the project you have in mind cheaper — but at what cost? Keep in mind that Deck Plus only uses high-quality materials and expert craftsmanship and labor. Going with the cheapest quote for your project will come at the expense of not only your peace of mind – perhaps your pocketbook, too, when problems from shoddy construction start to arise.  Always remember your project will be an extension of your largest asset – your home. Before selecting a builder, consider how much experience, professionalism, and integrity factor into your decision. Which of these, if any, you are willing to compromise on?

Your Deck Plus design consultant can help you better understand your options and how each will affect your budget. We encourage you to be prepared to discuss your budgetary ideas with us during your design consultation. Understanding will help us propose a project that will work for you. Once we agree on a specific scope of work and sign a contract, your price won’t change unless you decide to make changes along the way. Contact us today at (704) 993-7696 to schedule your design consultation, we look forward to speaking with you!
